The Starland Lofts is a new mixed-use infill development located within the Starland Design Center, the site of Savannah’s old Starland Dairy. The building program was determined with Starland’s emerging artists’ community in mind, providing studio and retail spaces on the street level with residential loft units above.

 

The site is located in an area of active redevelopment in one of Savannah’s many historic districts. With access to nearby bus routes and on-site bicycle storage, alternative forms of transportation are a convenient and practical option for residents and retail customers. The landscaping of the site’s interior courtyard utilizes drought-tolerant plants, reducing water consumption from irrigation.

 

The exterior walls, floor, and roof assemblies are constructed using an innovative form of precast concrete panels. These panels are cast with a layer of rigid insulation sandwiched between two layers of high-density concrete and high-efficiency windows, providing a high level of insulation for the entire building.

 

On the roof, a reflective single-ply roofing system covers the panels and reduces the heat-island effect. The interior and exterior use of concrete as a finish surface eliminates the need for additional finish materials, reducing materials and costs for the entire project.

 

The project achieved LEED Gold certification and has received numerous design awards.
